What happens when I call you for a reroofing quote from Southwynd?
First we use an aerial photographic program to look at and do an initial review of your home. We are looking for your project location, access, and the size of the home. We can analyze the square footage of the roof and prepare a first (rough) estimate of the materials and labor required for the work.
We then schedule your onsite inspection estimate and set a convenience time when you will be available.
What happens at the initial visit?
Our estimator will do an exterior evaluation of your home and property. He will do an inspection of your roof, taking detailed measurements, inspecting for damage, and give special attention to your special needs as well as access issues. If you are home at the time, we will access interior problem areas providing you the opportunity to discuss any issues or concerns you may have.
When completed, he will leave you with our contact information in case you have any further questions.
How do I receive an estimate?
We will process all the information collected at the initial visit and contact you within a week to review our estimate for the recommended work. Usually we prefer to discuss this in person so you fully understand all of your options, but can email you a copy and review by phone, if preferred. Our detailed estimate will include the scope of work and a full breakdown of charges.
What happens once I receive your estimate?
After you have considered the estimate, just “sign on the dotted line” to begin your home repairs. We will walk you through entire home repairs process by providing you with samples and descriptions of materials and colors for your new roof, discussing the repair process as well as a review of all options and benefits. A deposit is required to begin work, and if your job is paid for by your homeowners insurance, we will cooperate with your insurance adjuster and providing him or her with the necessary copies and details of our inspection and estimate to expedite the repairs.
Do you offer financing?

What do you do with Work Supplements & Change Orders?
A “Supplement” is when there is a discrepancy between the insurance company’s repair cost breakdown and our estimate. This may occur at the initial insurance request or after work has begun, and hidden damage is revealed. You will be informed of all Supplements and will be asked to approve any changes made to the contract before we proceed.
An addition, or “Change Order”, to the initial estimate will be initiated if and when hidden damage requiring additional work is revealed or if elective work is requested. You will be informed of all Change Orders and will be asked to approve any changes made to the contract before we proceed.
Once the work begins there is the possibility of us finding hidden damage(s) not detectable on our initial inspection due to access. Be assured that we strive to assess all potential work necessary and include it in the initial estimate. However, some damage is only revealed once materials have been removed after the job begins. This is very common in the building and Insurance Industries. This Supplements and Change Orders procedure has been established to make the necessary contract additions as efficiently as possible with minimal interruption to the work schedule.
Examples of potential hidden damage requiring Supplements or Change Orders include:
- Rotted Wood, beyond those included in your estimate
- Additional Flashing
- Stucco repairs
- Siding repairs
- Chimney Work
- Painting
- Gutters
- Waterproofing, beyond those included in your estimate
- Insulation
What to expect once your repairs are underway?
The time it takes to complete your roof replacement and home repair job varies depending largely on the size and complexity of your repairs, as well as weather conditions. However, the duration of most standard re-roof jobs is about 3-5 days, other repairs may extend beyond. Our project manager is available throughout the entire process and will answer any questions you may have and update you throughout as to the schedule.
What is the typical duration of a re-roofing job?
The duration of the job varies widely depending on the size and complexity of the roof. A small, uncomplicated roof job can usually be finished in a few days. A large, complex project can last a week or more. Once started, however, a job should not be interrupted for any reason other than weather. If, on the other hand, a problem arises in the re-roofing process, it might be necessary to halt the work to negotiate a change in the contract and obtain the necessary materials to effect the repairs. You will always be advised of any changes which affect the contract agreement.
How does extreme weather affect re-roofing projects?
Bad weather and extreme temperatures can interrupt or postpone roofing projects. Safety of the worker is the first consideration. This can be an issue in both hot and cold weather, windy, wet and icy weather presents dangers on a roof. Shingles are also affected by temperature extremes for cold weather will delay activation of the sealant. This is not a reason to delay a project unless the shingle manufacturer prohibits installation at low temperatures for warranty purposes.
What happens once the repairs are completed?
Once our Production Team completes your repairs, your estimator will contact you to go over any final details and present you with your Warranty Packet. Final payment will be due at this time for the original estimate and any supplements and change orders.
We will answer any questions you may still have to make sure you are fully informed with our services and warranty. We would love to discuss any future work you have in mind at this time.
